Replacing Sash Windows:

All windows must now be installed to meet with building regulations. Here are the following building regulations which replacement sash windows much conform to.

  • Documents “F” (Ventilation)
  • Documents “B” (Fire Escape)
  • Documents “N” (Safety)

Documents “F” (Ventilation)

To comply with document “F” all sash windows must be fitted with a lockable night vent facility which is standard on all our casement opening vents.

Documents “N” (Safety)

Most sash windows will require toughened safety glass, as the glazing will be lower than 800mm from the finished floor level..

Documents “B” (Fire Escape)

Most first floor sash windows have been replaced with a top over fix design with the transom half way down the window to give a similar look as the original sash window. Under building regulations this is no longer an acceptable means of escape. In order to meet this building regulation there are several options:

  • Revert to the original design
  • Lower the height of the transom to below 1100mm and the top opening vent becomes a fire escape
  • Install a fix over an opening vent with a trickle vent for high level background ventilation
  • Re-design the window to have two top hung opening vents
